Nibbi Brothers has been selected as the General Contractor for the 1123 Sutter project in San Francisco. We are in receipt of the Bid Set and are currently requesting bid proposals from qualified subcontractors for selected trades. Subcontractors received an email notification via Building Connected to access and download associated files.  Proposals are due no later than 5:00 PM on Monday, January 27th online via the Building Connected website. Project duration is 24 months. Pre bid RFIs due January 20,2025
 
This new mixed-use development will be located at1123 Sutter on an approximately 29,700sf site, currently occupied by two structures: an auto repair shop with public garage (at 1101Sutter) and a mortuary(at 1123 Sutter).At the west side of the site, the mortuary will be removed for new construction of a 22-storyhigh-rise tower. This high-density development will utilize the individually requested state density bonus program to increase the number of code-permitted units from 149 to 286.In total, the pair of buildings will provide 303 new homes, including 38below-market-rate units. These new units will be offered on a rental basis. The building is set back from the alley at various distances to accommodate the entry court, an outdoor area for the child-care center, private terraces and balconies, and access to the garage and loading entries. Midway up the tower, on the 7th floor, the building steps back ~40 feet on the west side, to provide a shared landscaped area at this setback. At the 21th floor, another step back is incorporated to create an outdoor landscaped terrace. Additionally the top (22nd) floor provides shared viewpoints, a number of building services, and a community room with associated outdoor roof deck.
